Real estate firms’ charm offensive

Property developers are coming up with increasingly generous promotions to boost sales.

For example, Hoang Huy Financial Group’s Hung Viet Trading just unveiled that from now to July 15, homebuyers at Golden Land project in Hanoi’s Thanh Xuan district would have their bank loan interest rates totally paid by the developer with loan amounts reaching 70 per cent of a flat’s value.

In fact, apartment and villa project developers’ support to customers is usually 5 to 7 per cent of bank loan interest rates.

Northern Dat Xanh Real Estate Company is wooing customers through donating a Vespa scooter worth over VND60 million ($2,800) to homebuyers at Dream Tower project in Hanoi’s Tu Liem district during June 1-24. Besides, homebuyers can take loans with soft interest rates of 12 per cent, per year at BIDV with payment by installments in 10 years. The loan amount is up to 70 per cent of the contract value. Each apartment there costs around VND1.5 billion ($71,000).

TID, developer of Dolphin Plaza mixed-use complex in Hanoi’s My Dinh area, will donate customers a luxurious interior décor package worth VND100 million ($4,700) if customers made one-off payment. With payment reaching 90 per cent of the property value customers will receive VND50 million worth décor package and with 70 per cent property value payment, customers will get free project management costs in three years.

Tac Dat Tac Vang Real Estate, distributor of Green River project in Binh Duong province, offers two-tenths of a tael to customers buying the project land plots. Besides, customers also have a chance to join lucky draws with valued prizes like SJC-branded gold, LCD TV sets and air conditioners.

Parallel to diverse promotions, project developers came up with programmes to help tighten relationships between homebuyers and project investors and build up a common culture in resident community.

For instance, developer Vihajico of multi-functional northern urban township Ecopark held a festival for the kids on the occasion of June 1 and rendered membership cards to residents at Rung Co, Vuon Mai, Vuon Tung and Pho Truc projects within Ecopark project site.

With these membership cards, Ecopark residents benefit from price discounts for the services they use at hotels, restaurants, bar, café and shops in the project site.

Leading property developer Vingroup offers homebuyers at its projects price discount vouchers when shopping at Vincom Centre Long Bien, Vincom Mega Mall, free health checks, VIP cards for health check rate discounts at Vinmec international hospital. The programme got positive feedback from customers.

Together with sliding bank interest rates, well planned marketing and promotion programmes by project developers and distributors are expected to inhale a new source of inspiration to warm up property market in remaining part of 2012.
