From Logistics Hub to SIB: Searee Expands Recurring Revenue from Industrial Assets
Following the full-capacity operation of the 8,000-m² Logistics Hub, Searee continues to develop the Searee Industrial Building (SIB) in Da Nang, marking a significant milestone in its Industrial Asset segment.
On August 28, 2026, Searee Refrigeration Electrical Engineering Corporation, a member of the Searefico Ecosystem (HOSE: SRF), officially inaugurated the Searee Industrial Building (SIB) at Hoa Khanh Industrial Park in Da Nang. The project has a total investment of VND 200 billion. SIB is the second industrial asset launched by Searee in this region, following the successful establishment of its Logistics Hub, which has been operational since 2024. Located in Da Nang, these two assets serve different purposes: the Logistics Hub is focused on warehousing and logistics, while SIB offers multi-story industrial spaces.
Building on its strong foundation in refrigeration engineering and industrial technology, Searee is gradually expanding into assets that can generate recurring revenue throughout their operational lifecycle.

From Logistics Hub to a 6-Story Industrial Building
Searee operates across three main divisions: Industrial Solutions, Fast-Moving Consumer Goods (FMCG), and Industrial Assets. Within the Industrial Asset segment, the focus is on investing in, managing, and operating infrastructure dedicated to production and logistics. The first step in this strategic direction was the commissioning of the 8,000-m² Logistics Hub at Hoa Khanh Industrial Park in 2024, which achieved 100% occupancy within just a few months. This strong operational performance laid the groundwork for Searee to further invest in SIB, transitioning from warehousing to high-rise industrial facilities.
SIB features six above-ground stories and one semi-basement, reaching a total height of 31.1 meters. This positions it among the first high-rise industrial structures to be developed in Hoa Khanh Industrial Park. The multi-story design allows for additional floor space on the existing land plot rather than expanding factory footprints horizontally.
Located approximately 7.5 km from the Da Nang Hi-Tech Park, 9 km from Lien Chieu Port, and 11 km from Da Nang International Airport, SIB is strategically positioned. Additionally, Da Nang is expanding its manufacturing and logistics capabilities. The Da Nang Free Trade Zone, established in 2025, spans approximately 1,881 hectares across seven locations and includes functional zones for production-logistics, commerce-services, digital technology, IT, and innovation.
The "Green" Value Proposition in SIB's Operations
SIB has been designed to achieve LEED Silver certification, the green building rating system established by the U.S. Green Building Council (USGBC). The building targets a Green Factory model characterized by lower resource consumption and reduced emissions during its operation.
The engineering solutions implemented in this project aim to reduce energy consumption by approximately 35%. The HVAC system features equipment with a minimum Coefficient of Performance (COP) of 3.5, along with triple-layer Low-E glass, FM-approved fire-resistant PIR insulation panels, and a rooftop solar power system.
Additionally, the building is equipped with a Power Monitoring System (PMS) that enables real-time monitoring, analysis, and management of electricity consumption, optimizing energy efficiency throughout its operations.
For water conservation, water-efficient sanitary fixtures are designed to reduce water demand by approximately 50%. Indoor air quality is regulated through CO₂ sensor systems, combined with effective ventilation solutions and green spaces, fostering a more ergonomic work environment throughout the building’s lifecycle.
Mr. Nguyen Khoa Dang, Member of the BOD and CEO of Searefico Corp, who also serves as Chairman of Searee, stated: "In our 5-year strategy (2026–2030), Searee aims to expand our leasable floor area by an additional 50,000 m² and to execute an IPO. SIB is directly invested in, developed by, and operated by Searee. As the portfolio of factories, warehouses, and leasable areas continues to grow, the Industrial Asset segment is expected to generate steady long-term operational revenue for Searee while enhancing contributions to Searefico’s consolidated financial results.
