Oriental Square named first grade-A office tower in Starlake

Demand for grade-A office space is continuing to rise, especially for developments that deliver modern design, integrated technology, sustainability, and strategic connectivity to emerging business hubs.

In this context, the emergence of Oriental Square by OSI in Hanoi’s new administrative, cultural, and economic centre stands out, capturing strong interest from domestic and international tenants.

Located in Hanoi’s western business hub, Oriental Square by OSI is the first grade-A office tower in Starlake

According to Savills Hanoi’s Market Report in the fourth quarter (Q4) of 2024, the grade-A office segment has recorded consistent positive net absorption since 2010, reflecting long-term demand and market stability.

A significant relocation trend towards western districts, particularly Tay Ho Tay, reflects changing priorities among occupiers.

As the market gains momentum, Starlake Tay Ho Tay is emerging as a new strategic hub due to its location and modern infrastructure.

The area connects to a 40-metre-wide boulevard and is supported by well-planned infrastructure.

As investment flows into the area, anchored by global names such as Samsung R&D and LG Electronics, Starlake is rapidly emerging as a new strategic hub.

A Savills Impacts report further highlights that younger generations are increasingly drawn to intelligent, well-designed workspaces that prioritise comfort and personal experience.

Rather than viewing the office as a purely functional space, today’s talent expects environments that reflect wellbeing and purpose.

As a result, tenant priorities are being redefined, with greater emphasis placed on flexibility, integrated amenities, and collaborative design.

It also reinforces the rise of the “Work-Live-Play” model, blending work and life into a unified, sustainable experience.

This shift is gradually transforming the definition of the ‘ideal office’. A modern workspace now serves as a strategic extension of a company’s long-term vision and values.

Hoang Nguyet Minh, senior director of commercial leasing at Savills Hanoi, noted, “While new grade-A supply is improving, only a few developments meet environmental, social, and governance criteria, offer a wide range of amenities, and occupy a truly strategic location. In this regard, Tay Ho Tay stands out as the next-grade office hub in the capital, drawing significant interest from international corporations and large domestic firms.”

Oriental Square by OSI officially topped out on April 5, marking a major construction milestone as the first grade-A office building in Starlake.

This event not only demonstrates the developer’s strong commitment to timeline but also signals the project’s readiness to enter the market with modern, sustainable operational standards.

The project was honoured at the 2024 PropertyGuru Vietnam Property Awards with two accolades: Best Office Development and Best Green Commercial Development, and was also shortlisted for the Asia Property Awards.

Strategically located in Starlake- home to several government ministries, embassies, and key transport links- Oriental Square offers a clear advantage for companies aiming to elevate their corporate image and expand international networks.

Designed to global standards, the building features advanced smart systems including BMS and touchless access control, along with column-free floor plates for optimal space planning.

Workspaces are equipped with low-e Saint Gobain glass, reducing up to 80 per cent of UV rays while maximising natural daylight.

Amenities include a fitness centre, rooftop mini golf, and on-site dining, all thoughtfully integrated to support a flexible, wellness-oriented work environment aligned with the growing trend of work–life integration.

Oriental Square by OSI benefits from direct access to Hanoi’s fast-growing western administrative and commercial hub, an area seeing strong infrastructure development and vibrant corporate activity. It has become a preferred location for both domestic and international firms looking to expand office operations, meet modern workspace needs, and strengthen their brand presence in one of the capital’s most dynamic growth zones. The building is expected to launch in December 2025.
