Starlake Tay Ho Tay is emerging as the premier destination for multinational corporations and domestic enterprises in Hanoi, thanks to its well-planned development, strategic location, and integrated infrastructure.

Hoang Nguyet Minh, senior director of commercial leasing at Savills Hanoi, remarked, "Starlake Tay Ho Tay holds a competitive edge over other areas due to its vision of becoming a hub for premium Grade A office developments. This area is increasingly attracting interest from global corporations and local businesses, especially amid the growing influx of foreign direct investment (FDI) into Vietnam."

In the coming years, Starlake Tay Ho Tay is expected to supply nearly 600,000 square metres of office space, significantly transforming Hanoi’s commercial real estate landscape. Notably, 100 per cent of the office developments in this area will meet international grade A standards, incorporating sustainability features and green workspaces. This presents strong competition for traditional office districts such as Hoan Kiem, Dong Da, and Ba Dinh.

Alongside office developments, Tay Ho Tay is also witnessing rapid commercial expansion. Lotte Mall Westlake commenced operations in 2023, while Thiso Mall and Takashimaya are set to launch by 2026, further enhancing this area’s appeal to corporate tenants and businesses.

Despite limited market promotion, Starlake Tay Ho Tay has rapidly gained recognition as one of Hanoi’s top office locations. Its well-structured master plan, coupled with the relocation of government agencies, is positioning the area as the new central business district of the capital.

Major corporations such as Samsung R&D, CMC, and LG Electronics have already established a presence in Starlake, creating a ripple effect in the market. According to a survey by Savills, 23 per cent of businesses are actively exploring office options in Starlake, with 10 per cent expressing strong interest in setting up headquarters there.

Amid increasing supply of Grade A office spaces, Starlake attracts tenants with competitive rental rates ranging from $20 to $30 per sq.m — considerably lower than rates in Hanoi’s traditional CBDs, which range from $35 to $40 per sq.m. Cost efficiency is a key factor for 51 per cent of tenants, as they seek to optimise expenditures while maintaining international standards. Furthermore, Tay Ho Tay boasts modern infrastructure and an upgraded transportation network, with 20m and 40m-wide roads facilitating superior connectivity and addressing congestion and parking challenges often encountered in central districts.

Minh further noted, "Starlake is not only attractive due to its structured urban planning but also because it caters to the pressing demand for premium office spaces. If development progresses in the right direction, the area will continue to attract major corporations, particularly in the technology, finance, and banking sectors."

Oriental Square is under construction and is expected to be completed by December 2025

Starlake Tay Ho Tay is rapidly solidifying its status as Hanoi’s new business hub, with various office developments by renowned international investors such as Toshin Development and Mapletree.
