Thai property developer Sansiri has announced that its new project in Bangkok, The LINE Phahonyothin Park, will be launched in the Vietnamese market on March 9 at Denzell office in HCM City.
The launch is scheduled at a time when the Thai property market is attracting a lot of interest among foreign investors including from Việt Nam since it offers many intangible benefits besides huge capital gains.
Sansiri said The LINE Phahonyothin Park in Lat Phrao District in the Thai capital is a residential project it would develop in collaboration with BTS Group, Thailand’s biggest mass transit operator.
Location is everything
The LINE Phahonyothin Park is a complex of a 32-storey residential building and a 16-storey parking lot which will offer 880 apartments with one or two bedrooms by 2022.
Of the Thai capital’s 50 districts, Lat Phrao has emerged as the area that can meet all the requirements of modern life, thanks to its strategic location and wide range of amenities.The 21sq.km district is located near Don Mueang International Airport, the hub for various Thai airlines flying across Southeast Asia.
It is also well connected with other areas in Bangkok, including the central business district, thanks to Phahonyothin station in the mass rapid transit (MRT) system.
Next to The LINE Phahonyothin Park is Lad Prao Intersection station and MRT Phahonyothin station where passengers can board the BTS skytrain to central areas and shopping junctions.
Besides its prime location, Lat Phrao also boasts an array of new and long-established shops as well as modern shopping malls such as Tesco Lotus, Central Plaza, Union Mall, Big C, and Major Cineplex Ratchayothin.
The area also has a host of office buildings and renowned schools.
Insiders said the ideal location gives the project enormous “intangible” value.
Plus Property, a full-service professional property and facility management agency recently announced the results of its research into condominium prices in the Phahon Yothin – Ladphrao Intersection area over the last four years. It said prices in the area have risen by roughly 8 per cent a year.
Anukul Ratpitaksanti, managing Plus Property, said: “Findings from Plus’s research and development division, which take note of the average price of newly launched condominiums in Phahon Yothin standing at 150,000-170,000 baht per square meter at present.
This figure was roughly 8 per cent higher than the average price of pre-existing projects, and has been increasing by about 8 per cent per year over the previous four years.
“It is believed that prices of condominiums located close to BTS train stations in this locality are likely to increase in future due to the limited number of land plots that are large enough to be suitable for property development.”
Green project
Like other large modern cities around the world, there has been in Bangkok rising demand for green residential areas where people can recuperate after a hard day of work.
Seeing the demand, developers have designed The Line Phahonyothin Park as a green construction where they will use many environment-friendly materials and innovations.
In common areas, the developers will use many green innovations like led motion sensor, solar charger, Earth Blox recycling system, Instaview refrigerators, solar cell rooftops, EV chargers, water saving sanitary ware, and smart food recyclers.
In residential units, eco-friendly paintings, in-room recycle bins, natural light in the bathroom and hard coat low-e glass will be used.
The Line Phahonyothin Park will be green also because it will be located in an area that has three public parks within walking distance of each other – Wachirabenchatat, Chatuchak, and Queen Sikirit. Together they form Bangkok’s biggest public park, pning an area of 116 hectares.
At the top of this complex will be the Sky Oasis, which will include the 500sq.m Ozone Park, a swimming pool, a fully equipped gym and 150sq.m of solar panels.
The LINE Phahonyothin Park is a green project with gardens.The developers entered into a partnership with Samitivej Hospital to build an educational playground for children here. Visitors to Ozone Park can also enjoy a spectacular panoramic view of the city and nearby public parks.
According to the operators, the rooftop solar panels can generate 15kW of electricity per hour to provide lighting for the pool, air-conditioning for the gym and other green facilities on the ground floor.
To offer residents perfect down time, The Line Phahonyothin Park will have a fitness centre, garden, parking space, security, and a swimming pool.
Co-space areas that the developers call for co-working, co-living, co-lifestyle, and co-recreation will be created at the projects so that “imagination and creativity go hand in hand”.
For example, developers said, the co-working space is designed for all conceivable needs with three separate zones, beginning with a fully equipped photo studio where residents are free to create photographic masterpieces. This is also a place for people to work alone or in a group.
Co-living space will offer a new way of living together, providing residents with spaces and facilities that offer the utmost ease and convenience.
The co-living space concept has been ingeniously incorporated into various useful areas throughout the building to truly provide for the residents.
The co-lifestyle space will contain co-cooking studio and co-living lounge.
Residents will be pleased with cooking amidst nature in common space with the creation of a forest ambience with shimmering lights and shadows.
