Searefico Rolls Out Nearly 9.6 Hectares of Industrial and Logistics Projects

In the final week of August, Searefico broke ground on four projects in Tay Ninh and Da Nang, expanding its operations from engineering and construction into industrial and logistics asset development and operations.

Specifically, on August 24 at Phu An Thanh Industrial Park in Tay Ninh Province (formerly Long An area), two projects invested by Searefico Industrial Properties 01 Joint Stock Company (SIP01) and Searefico Industrial Properties 02 Joint Stock Company (SIP02) broke ground. Following this, on August 26 at the Da Nang Hi-Tech Park, the High-Tech Bonded Warehouse Service Complex – developed by Searefico Bonded Warehouse Company Limited – and the Multi-Functional High-Tech Logistics Center – invested by Lien Minh Logistics Joint Stock Company – were officially rolled out. All these entities are members of the Searefico Ecosystem.

From ready-built factories and built-to-suit facilities to bonded warehouses and logistics centers, the four projects add critical links to the infrastructure chain serving production, storage, customs clearance, and goods distribution. These projects are also developed in alignment with LEED standards, aiming for green, modern, and sustainable industrial and logistics infrastructure.

Spanning a total area of nearly 9.6 hectares, the simultaneous deployment of these four projects demonstrates Searefico’s stepwise expansion into industrial asset development and exploitation, built upon its accumulated strengths in engineering, construction, and M&E. Through this, the Searefico Ecosystem is deepening its participation in the value chain serving manufacturing and commodity flows.

From Factory Locations to Warehousing and Customs Clearance

The two projects in Tay Ninh focus on manufacturing spaces while serving distinct market demands.

At Phu An Thanh IP, SIP01 is developing a ready-built warehouse and factory project on a 24,541 m² land plot with an investment of VND 250 billion, targeting tenants that require production facilities ready for rapid deployment.

SIP02 spans 15,939 m² with an investment of VND 150 billion, developed under a Build-to-Suit (BTS) model where factories are custom-designed and constructed to specific tenant requirements. Linked with the next-generation GreenPan Factory, this project integrates Searefico’s ecosystem engineering capabilities right from spatial design and technical systems to operational requirements.

The High-Tech Bonded Warehouse Service Complex covers approximately 2.3 hectares with a total investment of VND 180 billion, featuring cold storage, dry storage, oversized cargo storage, container yards, and auxiliary services for import-export cargo, transport, loading/unloading, and customs procedures.

The Lien Minh Logistics Center spans approximately 3.2 hectares with a total investment of VND 150 billion, adding dry storage, cold storage, cool storage, consolidation, sorting, storage, distribution, and transportation capabilities.

These projects are developed under a Smart Logistics model, integrating ASRS and WMS combined with QR/RFID, TMS, and CMS to enable automation and 24/7 online centralized management of goods, transport, and containers.

Consequently, Searefico’s new portfolio extends from plant locations and goods storage to customs clearance and distribution. SIP01 provides ready-built factories, SIP02 targets the tailored "made-to-measure" factory segment, the Bonded Warehouse handles import-export cargo flows, and the Logistics Center manages downstream warehousing and distribution.

From Construction to Asset Exploitation

With these newly commenced projects, Searefico is expanding its role within the value chain. Building upon its solid foundation in engineering, refrigeration M&E, industrial construction, and engineering solutions, the company is advancing into industrial asset development, management, and exploitation.

Within this structure, Smart Logistics Company (SLC) is designated as the central management and operational hub for industrial real estate, logistics, and warehousing assets across the Searefico Ecosystem. As a result, the value chain does not stop at project completion but extends into facility operation, warehouse leasing, and tenant service delivery.

Once these projects become operational, alongside engineering and construction revenues, Searefico will capture additional revenue streams from asset leasing, operational management, and logistics services.

Market conditions offer robust tailwinds for this strategic direction. According to the Foreign Investment Agency, in the first 7 months of 2026, total registered foreign direct investment (FDI) in Vietnam reached over USD 38.05 billion, up 58% year-on-year, while realized capital reached USD 15.2 billion, up 11.8%. Continuous disbursement into manufacturing drives rising demand for industrial real estate and supply chain support infrastructure.

According to CBRE, in the first half of 2026, net absorption of industrial land in the southern market reached 124 hectares, a 125% increase year-on-year, while ready-built factories and warehouses recorded approximately 370,000 m² of new absorption. The occupancy rate for ready-built factories reached 91%, increasingly favored by manufacturing facilities.

Room for development is even greater in the Central region. CBRE's Da Nang market report published in May 2026 indicated that ready-built factory supply in the Central region currently accounts for only about 3% of the nationwide total, compared to 59% in the South and 38% in the North. Alongside ongoing logistics infrastructure upgrades, CBRE notes that the Central region is capturing growing interest from manufacturing capital flows, thereby generating fresh demand for factories, warehouses, and logistics services.

Transitioning into an Industrial and Logistics Infrastructure Developer

The simultaneous deployment of projects in Tay Ninh and Da Nang forms part of Searefico's resource allocation plan for a new development cycle.

At the 2026 Annual General Meeting, Searefico identified industrial real estate and logistics services as two spearhead segments, designating the Tay Ninh projects, along with the Bonded Warehouse and Logistics Center in Da Nang, as key priorities. The company aims to complete its transition into an industrial and logistics infrastructure developer during the 2026–2030 period.

As SIP01, SIP02, the Bonded Warehouse, and the Lien Minh Logistics Center successively come online, occupancy rates, operational efficiency, and revenue from leasing, asset management, and logistics will serve as key performance indicators reflecting the success of this strategic transformation.

This series of events in late August also marks part of Searefico's commemorative programs for 2026, heading towards its 49th founding anniversary, 30 years of traditional heritage, and celebrating the National Day on September 2.
