Stavian Hung Yen Industrial Cluster signs infrastructure lease deals

The companies will lease land plots of between 3,500sq.m and 5,000sq.m to develop manufacturing facilities, reflecting rising demand for ready-built industrial land with clear legal status and environmental compliance.

Stavian Industrial Park JSC has signed infrastructure and land-use lease agreements with several enterprises at the Stavian Hung Yen Industrial Cluster, including Airpac Packaging JSC, Divico Vietnam Co Ltd and HLC VET JSC.

The companies will lease land plots of between 3,500sq.m and 5,000sq.m to develop manufacturing facilities, reflecting rising demand for ready-built industrial land with clear legal status and environmental compliance.

According to the developer, besides large-scale projects, many manufacturers are seeking medium-sized sites to accelerate factory construction and shorten preparation time. The cluster’s flexible layout is designed to accommodate a range of investment scales.

Located on National Highway 38B in Đoàn Đạo Commune, Hưng Yên Province, the Stavian Hung Yen Industrial Cluster covers about 665,000sq.m and has been granted land use right certificates. It offers plots of 50,000–100,000sq.m for large enterprises and from 3,500sq.m for small and medium-sized enterprises. Infrastructure leasing rates start at US$107 per sq.m for the full lease term until 2074, with an exemption from raw land rental fees until the end of December 2035.

The cluster has attracted 12 projects so far, with total registered land of 256,000sq.m, equivalent to an occupancy rate of over 60 per cent. Notable investors include Stavian Manufacturing, leasing 96,300sq.m for plastic and biodegradable packaging production; Stavian Aluminum Packaging, leasing 21,125sq.m in Phase 1; SUV Company Limited, leasing 16,000sq.m for prefabricated steel structures; and a 14,000sq.m ready-built factory developed by the investor for lease.

Designed with a sustainability focus, the project integrates rooftop solar power, solar lighting, Battery Energy Storage Systems and LNG energy supply solutions to help tenants optimise costs and strengthen ESG compliance.

As of February 2026, technical infrastructure has been completed and is ready for land handover. The site offers convenient connectivity to major economic centres including Hà Nội, Hải Phòng and Quảng Ninh via National Highway 38B, the Hưng Yên–Thái Bình Expressway and the Hà Nội–Hải Phòng Expressway.

Power and water systems are operational, while a centralised wastewater treatment plant with a capacity of 2,000cu.m per day has completed Phase 1 and is finalising environmental licensing. An operations management building is scheduled to open in March 2026.

With completed legal procedures and ready-to-use infrastructure, the Stavian Hung Yen Industrial Cluster is positioning itself as a sustainable and efficient investment destination in Hưng Yên Province.
