CapitaLand Development unveils The Senique Hanoi

CapitaLand Development (CLD) announced the development of The Senique Hanoi on August 14, a high-end residential initiative located in the east of the capital with a projected total value of around $450 million.

This follows the successful launch of Lumi Hanoi’s phases 1 and 2, during which over 3,100 units – about 97 per cent of the more than 3,200 available units – were booked.

The Senique Hanoi and Lumi Hanoi are part of CLD's plan to add 11,000 residential units in the next five years to 27,000 residential units in Vietnam by 2028. Including these two residential projects, CLD’s portfolio in Vietnam now comprises over 18,000 quality homes across 18 developments.

According to Alwin Low, general manager of North Vietnam of CLD (Vietnam), the company is building on the success of Lumi Hanoi in the western part of the city with the Senique venture, which will begin construction imminently.

"We are honoured to collaborate with Mitsubishi Estate Co., Ltd. and Nomura Real Estate Development, both of whom are renowned developers from Japan," said Low.

The Senique Hanoi will leverage the site’s prime location and excellent infrastructure to cater to homebuyers seeking a high-quality living environment and strong investment potential.Low went on to say, "We look forward to enhancing the eastern part of Hanoi with this thoughtfully designed residential project, which aims to meet the aspirations of city dwellers for style, wellness and connectivity. It offers top-tier facilities, thoughtful design, functional layouts and ample parking, all in line with our goal of enhancing homeowners’ lifestyles by blending luxury, convenience and wellness into their everyday lives."

Riding on the positive momentum, CLD is preparing to hold an exclusive preview of Lumi Hanoi’s Phase 3 in Q4.

"In line with CLD's commitment to supporting Vietnam’s sustainable urbanisation journey, we continue to seek long-term investment opportunities, focusing on residential and commercial sectors," Low added.

In addition to Lumi Hanoi, CLD achieved healthy results during the exclusive previews of Sycamore in Binh Duong New City, successfully selling over 70 per cent of The Orchard, the development’s first gated community residence.

CLD is also making progress with the construction of its other projects. The 173-unit Heritage West Lake, its first luxury residential development in Hanoi, will begin handing over to homeowners in September.

Spanning approximately 2.1 hectares, construction of The Senique Hanoi is scheduled for completion in 2027. It enjoys convenient access via the Hanoi-Haiphong Highway, and is situated within a 30-minute drive from the central business district and a 40-minute drive from Noi Bai International Airport.

Its connectivity will be further enhanced with upcoming metro lines.

The Senique Hanoi is also close to a range of attractive amenities in Ocean City, such as an artificial saltwater lagoon and a freshwater lake, green parks, themed attractions, international schools, VinUniversity, shopping malls, and medical centres.

The project will feature about 2,150 units across three 37-storey towers to be developed in two phases.

The Senique Hanoi offers a unique opportunity for a vibrant urban lifestyle set amidst spectacular city and lake views within a landscaped garden and river setting.

The architecture seamlessly integrates modern and traditional elements, reflecting a dynamic blend of contemporary innovation and soulful design. Inspired by the traditional bamboo weaving technique, the design is featured in the building crown, façade, shopfronts, and landscape, creating a distinctive visual identity that can be recognised from afar.

As the first gated community for high-rise buildings in the east of Hanoi, the development ensures safety, security, privacy, and exclusivity. With a lower density compared to surrounding ventures, residents will enjoy greater comfort in a serene, spacious environment.

The project offers a diverse range of exclusive facilities catering to all ages, including indoor and outdoor functions. It will also feature recreational facilities including gym rooms, co-working spaces, party houses, and an indoor theatre.

In addition, families can look forward to a 50-metre lap pool with integrated children's water play as well as a maze. Other highlights include facilities on elevated floors, which boast excellent views from the swimming pool, sky gym, exclusive sky lounges, sky gardens, and many more.

CLD’s commitment to sustainability is reflected in the design and innovative features of The Senique Hanoi. It is designed to achieve EDGE certification with projected energy savings of 24 per cent. Other key sustainability highlights include rainwater harvesting, diverse local plantings, and localised material selection.
