Savills property management: Innovate to communicate

Savills Vietnam, one of the leading property consultants, has recently introduced a mobile app for easy and direct communications in its property management practice.

As the leading service provider in property management in Vietnam, Savills continually seeks to identify solutions to improve its service quality, increase efficiency and customer satisfaction, which is why Savills Property Management Solutions (SPMS) has been recently developed and implemented in residential projects under Savills management.

Savills is currently the largest property management agency in Vietnam, with more than five million square metres of properties under management from more than 90 commercial and residential projects, including around 40,000 apartment units. As the portfolio continues to expand, the traditional practice of property management reveals multiple challenges, impacting the efficiency of its services.

According to Tran Minh Ai, director of the Property Management Division at Savills Ho Chi Minh City, traditional management communication via flyers, newsletters, appointments, or phone calls to hotlines was becoming time – and resource – inefficient.

SPMS is an official and direct communications channel between property managers, developers, Building Owner Committees (BOCs), residents, and tenants.

The mobile app offers an immediate and personalised response to requests and demands via an automated system. Providing a clear passage of communication between residents and property managers, SPMS also enables residents to process bills and book building amenities with a few simple clicks.

“Instead of meeting face-to-face or calling the property manager to make a work request, book an amenity, or make an online payment, residents can complete the task remotely with a few clicks on the mobile app,” Ai further explained how SPMS simplifies property management tasks.

“These entries, instead of being manually recorded, are automatically saved on the SPMS server, hence allowing efficient resource allocation and reducing human errors. Instead of printed or verbal announcements, electronic ones could be delivered to residents via the application, thus saving time and resources. SPMS also stores historical data, which allows clear and transparent communications between stakeholders, avoiding confusion and unnecessary disputes. In the long run, historical technical reports and feedback from residents will also become the basis on which the property developer and manager could improve project management and operations,” she added.

Savills Vietnam officially launched SPMS in March 2019, after two years of research and testing, including multiple failures with outsourced property management applications.

The innovative real estate agency finally dedicated an experienced team to develop SPMS and the mobile app has been successfully integrated into residential projects managed by Savills Vietnam in Ho Chi Minh City, Hanoi, and Danang.
