Transparency, legal assistance: Phu My Hung's strategy to sell property

While many housing developers attract customers by offering promotions, some choose other ways: no promotions, no long-term lease commitments, only clear and transparent information and all legal assistance.

Buyers not only care about good location and safe surroundings, but also they need clear information and legal assistance, especially since the amendments to the Housing Law permitting foreigners and to buy houses and apartments took effect only two months ago, experts point out.

Among the developers opting for the latter route is Phu My Hung Development Corporation, which began to do so more than 20 years ago, soon after its establishment, seeking to provide its customers with clear information about its projects besides a international-standard living environment.

This is true of many of its projects, including Happy Residence, which it unveiled at the end of this year.

Happy Residence hit the market at the same time as many other projects around the country.

While other developers came up with promotions, including commitments to lease the apartment for a long term with high price, Phu My Hung Development Corporation consistently stuck to its policy.

Not focusing much on promotions, the company has striven to provide information to customers including opening model houses in August. The latter particularly helps prospective customers assess the products.

"When selling a house, we sell a living environment," the corporation's vice president Truong Quoc Hung said, adding that "prestige decides all."

"We have created value for the whole Phu My Hung City Center by developing infrastructure and offering modern, civilised living. This will continue to happen year after year. With that, the value of each project will keep increasing."

Furthermore, the company has established a clear process when selling to foreign customers: check legal documents, check regulations, offer advice on products, sign a contract and take a deposit on the house and hand over the house.

In this manner, all information is supplied to customers very clearly and transparently.

With the new provisions in the Housing Law taking effect, the company has started to co-operate with banks to get guarantees for its projects.

For Happy Residence, Vietcombank is the guarantor. The tie-up with Vietcombank not only ensures the company is obeying the laws, but is also indicative of its prestige.
